Fa Ham is an east-bank tambon of Mueang Chiang Mai, northeast of the Old City across the Ping River and along the Superhighway corridor. Its daily

Payap University, founded in 1974 and Thailand's first private university, has its main campus close by, with Payap International College's bilingual programs on the same grounds. Central Festival Chiang Mai sits on the Superhighway, and Khao Soi Lam Duan, a long-running khao soi shop, is on Charoen Rat Road.

The rental market suits families and retirees rather than nomads. Typical asking rent for a condo here was ฿11,000 a month, and for a house ฿30,000 (property portals, April to August 2026). The Old City is a short ride away; Nimman lies west across the river, and the airport, on the far side of the city, takes longer.

Two honest downsides. First, the Ping River broke its banks in October 2024, so low-lying streets near the river carry a real flood risk; check a unit's flood history before you sign. Second, burning-season smoke, roughly February to April, settles over the whole valley floor, and Fa Ham has no elevation to escape it. Neither is a reason to avoid Fa Ham, but both should steer your choice of unit away from the immediate riverfront.
