Rents and prices

The rents on our type pages, such as Condos for rent in Chiang Mai, come from our own rent survey wherever it counted at least 10 homes of the type in the area: the median asking rent over every home on offer. Prices, and rents where the survey counted fewer homes, are the typical start: the lowest figure advertised for each estate. Both are asking figures read from property listing sites, not signed rents, and not our own listings.

A worked example: condos for rent in Nimman

We counted 123 condos for rent in Nimman in this reading. Sort their asking rents: the middle one, rounded to ฿500, is ฿20,000 a month, the median rent the page shows. The middle half of them ask between ฿15,000 and ฿26,000.

The typical start

Prices on our type pages, and rents where the survey counted fewer than 10 homes, are the typical start: the lowest rent or price each estate in our catalogue advertised on property listing sites. A figure appears only when at least 3 estates carry one, and a neighbourhood only from 3 estates. Rents under ฿10,000 a month are left out: rooms and dormitories are a different market.

Guides

Our 26 guides on renting, visas, bills, health and schools cite the rule's own source. Wherever a Thai government body publishes the rule, that is the source we use: 758 of the 1,174 sources our guides cite (65%) are government bodies or state agencies.

  • Thai laws are cited in their Thai text; the English is our translation.
  • Bills and costs are our own calculation from the official tariff, with the tariff's date.
  • Every guide ends with its sources and the date we read them, and shows the day its facts were last verified: 24 to 28 October 2026.
  • When a source changes, such as a new Royal Gazette notification, an Immigration Bureau announcement or a new electricity tariff period, we update the guide and its date.

The bodies our guides cite most: Immigration Bureau, Royal Gazette, Revenue Department, Board of Investment, Office of the Consumer Protection Board, Department of Lands, Bank of Thailand, Provincial Electricity Authority, Provincial Waterworks Authority, Ministry of Foreign Affairs, Ministry of Labour, Social Security Office.

Sources, in order

  1. The law in its Thai text, and the Royal Gazette.
  2. The authority's own page or announcement: the Immigration Bureau, the Revenue Department, the Department of Lands and the others.
  3. Embassies, banks, insurers and hospitals, for their own fees, products and rules.
  4. Thai newspapers, for news an authority has not yet published.

When two sources disagree, we follow the official one.

Three dates on every guide

  • Published: the day a guide first appeared.
  • Updated: the day its text last changed in substance.
  • Last verified: the day we last re-read its sources and confirmed its facts.

A worked example: an electricity bill

Our electricity guide says a home on its own meter pays about 1,165 baht for 300 units a month. That figure is our calculation, not a quote: the Provincial Electricity Authority's home tariff from the September 2026 bill (3 baht a unit for the first 200 units, 4.1584 for units 201 to 400), plus the 24.62-baht service charge, the Ft surcharge of 16.23 satang a unit and 7% VAT. The guide lists each of those sources with its date, so the sum can be redone.

Estates

Our catalogue lists 1,204 housing estates and condominiums around Chiang Mai; 17 have their own page so far. Each is matched against the Department of Lands' public registers of housing estates and condominiums.

  • 414 estates carry their official Thai name from those registers.
  • Names appear in English and in Thai, spelled the way people search for them.
  • The company behind an estate is checked in Thailand's company register.
  • Each fact we hold on an estate keeps a note of where it came from: the developer, a register, a listing site or a map.
  • Where a register has gaps (the condominium register lists no Chiang Mai building registered between 1994 and 2004), we use other public records, such as a 1998 Chiang Mai University list of every condominium registered from 1987 to 1997.

Counted 28 October 2026.

Places

The 3,438 places on our maps, from cafés and coworking spaces to schools and hospitals, come from OpenStreetMap (2,681 of them) and from our own research. A place that has closed is taken off.

What we do not do

  • We do not take payment to rank a neighbourhood, an estate or a guide.
  • We do not publish a figure without its source. Where no source gives a number, we say so.
  • Our guides explain the rules; they are not legal or immigration advice. For a contract or a visa case, confirm with the office or a lawyer.
