The Old City is the most walkable square kilometer in Chiang Mai. Inside the moat you can walk from Tha Phae Gate (east) to Suan Dok Gate (west) in 20 minutes, passing a dozen temples, hundreds of restaurants and bars, and the Sunday Walking Street that takes over Ratchadamnoen Road every week.
Rentals skew smaller and older than Nimman — most buildings are 2-4 floors without elevators, and modern condos are rare inside the walls. Expect ฿8,000-18,000 for a 1-bedroom in a basic condo, or ฿15,000-30,000 for a 2-bedroom in something modern. The Old City is popular with digital nomads who prioritize walkable historic atmosphere over luxury infrastructure, and with long-stay expats who want to immerse in traditional Chiang Mai.
The main drawbacks are noise (bars stay open until 2 AM on Moon Muang Road), tourist congestion (December-February high season), and some flood risk near the moat itself (September 2024 Ping River flood affected the east side of the Old City). Burning season severity is similar to Nimman — severe.
