The Night Bazaar neighborhood — officially Tambon Chang Khlan — covers the roughly 1 km² block between Tha Phae Road to the north, Loi Kroh Road to the west, and the Ping River to the east. It is the single most tourist-facing district in central Chiang Mai, and also the one that Chinese overseas buyers have shaped more than any other: analysts tracking the Chiang Mai condo market estimate Chinese investors have deployed roughly ฿3–5 billion into Chiang Mai property over the past decade, and Chang Klan — anchored by Astra Sky River's 40-plus floors of river-view units and the Shangri-La Hotel corridor — is where that capital lands most visibly.
The rental market splits cleanly. On the lower end, 1-bedroom condos in older Chang Klan stock rent for ฿8,000–15,000 per month; 2-bedrooms trend ฿15,000–28,000. At the premium end, Astra Sky River and the Shangri-La Residences command 30–50% more for equivalent unit sizes because of the Ping River view and the freehold-registered Chinese-buyer appeal. Walkability is genuine — the 7/10 score reflects flat, well-served Chang Klan and Loi Kroh sidewalks — and three hospitals sit within 5 km, including Lanna Hospital directly on Chang Klan Road.
The area's honest downside is flood exposure. The Bangkok Post documented the October 2024 Ping River event, which reached roughly 5.3 m at Nawarat Bridge and pushed more than a meter of standing water onto Chang Klan Road south of Anusarn Market. Lanna Hospital was placed on emergency footing, ground-floor shops were inundated, and several boutique condos lost lobbies and underground parking. Burning season PM2.5 is also severe — IQAir's Chang Khlan readings track the central-basin average of ~32 μg/m³ annually, with February–April spikes over 150 μg/m³. Nightlife volume on Loi Kroh and along the Night Bazaar strip itself keeps noise levels high until 1–2 AM, which is fine for short-term stays and investor-rental business but matters for long-term residents. For those reasons this is a neighborhood that works beautifully for Chinese investors and short-term expat stays, and works for long-term residents only when they choose a second-floor-or-higher unit north of Anusarn.
