San Sai is the Chiang Mai suburb Thai middle-class families move to for newer homes, more space, and less city density. It sits along the Superhighway northeast of the city center, anchored by Central Festival Chiang Mai mall (the largest in the city), Nakornpayap International School (NIS), and Maejo University.
For expats, San Sai offers the cheapest rentals in the greater Chiang Mai expat orbit — a 2-bedroom condo runs ฿10,000-20,000/month vs ฿18,000-35,000 in Hang Dong. Most expats who choose San Sai do so for proximity to NIS (the city's main Christian missionary school with a strong Korean family community) or for value-oriented retirement.
The downside is a less-developed expat social infrastructure. Fewer cafes, fewer English-speaking services, and car-dependent living. Some areas near the San Sai Noi canal had flooding in September 2024.
