Hang Dong is where families live in Chiang Mai. The district contains 8 of the city's major international schools, including Prem Tinsulanonda (IB, Mae Rim campus borders Hang Dong), Lanna International (Cambridge), Grace International, and Panyaden (holistic green-school curriculum). Korean, Chinese, European, and American families cluster here.
Housing is dominated by moo baans — gated private estates with shared pools, 24-hour security, and mostly single-family houses. A 3-bedroom pool villa in Hang Dong rents for ฿25,000-80,000/month depending on age, size, and moo baan reputation. Sale prices for comparable houses run ฿5-20M.
The trade-off is distance. Hang Dong is 25-30 minutes from Nimman in rush-hour traffic, and a car or full-time driver is required for daily life — the local infrastructure is not built for pedestrians. Burning season is also noticeably better here than in the central city bowl, typically 20-30% lower PM2.5, because the area is more open and closer to the airflow out of the valley.
