Questions about San Kamphaeng
Is San Kamphaeng good for retirees?
It suits retirees who want a quiet house with a garden and the handicraft villages on their doorstep, and who don't mind driving. Gated moo baan estates of single-story homes sit toward the city end of the district, near Promenada Resort Mall. The trade-off is a long drive to anywhere central.
What does a house rent for in San Kamphaeng?
Typical asking rent for a house here was ฿20,000 a month (property portals, April to August 2026). Expect single-story homes with gardens and carports in gated moo baan estates.
How bad is burning season in San Kamphaeng?
Burning season, roughly February to April, brings smoke here as it does across the Chiang Mai valley. Residents still need HEPA filtration in peak weeks, and local agricultural burning adds near-field haze at times.
How far is San Kamphaeng from central Chiang Mai?
Far enough that you will want a car: the Old City, Nimman and CNX airport are all a long drive away. Retirees who don't value the handicraft villages may prefer an area closer to the center.
