Three services

Rent out, sell, or hand over the keys and have it looked after.

An agent hands the keys of a bright condo to a young couple

Rent out

A tenant who pays and looks after your home, without months standing empty.

  • Your home photographed, listed and shown to people looking now
  • Only tenants who can afford it, and you decide who moves in
  • A written lease, a deposit and a photo inventory protect your home
  • Nothing to pay until the tenant has signed and moved in
An agent shows a family the garden of a house with a pool

Sell

A fair price, serious buyers, and news from us until the transfer.

  • A price range from what your project actually asks, before you decide
  • Photos by us, or yours if they are good, and a listing that shows your home at its best
  • Viewings with our team, and what each visitor said
  • Negotiation and the Land Office transfer, step by step with you

Property management

Your home keeps earning and stays in good shape, wherever you live.

  • Rent collected and sent with a monthly statement
  • Repairs and cleaning arranged, with photos before and after
  • New tenants, renewals, deposits and move-outs handled
  • One contact who answers the same day

The steps

  1. Tell us about your home

2 minutes on this page. Anything you skip, we ask on the call.

  2. We call you back

The same day, usually within 1 hour, to agree the price and the terms in writing.

  3. We find your tenant or buyer

Photos, the listing, viewings with people who can pay, and what each one said. Nothing to pay meanwhile.

  4. You pay when it is done

When the lease is signed or the transfer is registered at the Land Office. Not before.

Our promises

Six things that stay the same, whatever happens.

  • No lock-in

You stay free to rent it out or sell it yourself or with anyone else. Our agreement ends the day you say so.

  • Nothing upfront

No listing fee, no photo fee, no advance of any kind. We are paid when your property is rented or sold, and not before.

  • Your price is the price

The price we list is the price we agreed with you. No markup on top, no second price for the buyer.

  • Serious people only

We check that a tenant can pay and a buyer can buy before they see your home. Fewer viewings, better ones.

  • You hear after every viewing

Who came, what they asked and what they said. A listing with no news is a listing nobody is working.

  • Chiang Mai only

Mueang Chiang Mai, Hang Dong, San Kamphaeng, Saraphi, San Sai, Doi Saket and Mae Rim. We list nowhere else, so we know what sells here.

Owners abroad

Many owners of Chiang Mai homes live in Bangkok, Singapore, Europe or America. The work happens here, and you hear about all of it.

  • We hold the keys, meet every visitor and send you what they said.
  • Photos, a video walk-through and the condition report before you decide anything.
  • Contracts and the Land Office visit with your written authority.

Costs

3 questions
What does it cost to rent out with you?
Nothing until your tenant has moved in.
  • Then one month's rent for a twelve-month lease, or half a month's rent for six months.
  • You pay it once, after the move-in.
  • We confirm the fee with you in writing before your home is listed.
What does it cost to sell with you?
Nothing until the sale is complete.
  • Then 3 % of the sale price, the usual rate in Chiang Mai.
  • You pay it at the Land Office on the day of transfer.
  • We confirm the fee with you in writing before your home is listed.
Which fees and taxes does a seller pay in Thailand?
Four items, each counted on the Land Office's appraised value.
  • Transfer fee: 2 %, by custom split half and half with the buyer.
  • Specific business tax: 3.3 %, if you have owned the property for less than five years.
  • Stamp duty: 0.5 %, instead of the business tax after five years.
  • Withholding tax: on a sliding scale that gets smaller the longer you have owned it.

From 1 July 2026 to 30 June 2027 the transfer fee is only 0.01 % when a Thai individual buys a home for up to ฿7,000,000.

We work out what you keep before you set the price.

Rates as of 2026.

Renting out

3 questions
Who writes the lease, and what protects my home?
We prepare the lease in Thai and English, and you read it before anyone signs.
  • A deposit and rent in advance of up to three months' rent in total.
  • An inventory of the furniture, signed on move-in day and checked again at move-out.
  • Rent by bank transfer, with interest when it is more than 7 days late.

The deposit limit follows the Consumer Protection Board's rules for residential leases, 2025.

What is the TM30, and who files it when I rent to a foreigner?
We file it for you when we let or manage your home.
  • The TM30 reports a foreign tenant's address to Immigration.
  • The owner or house master must file it within 24 hours of the move-in, under section 38 of the Immigration Act.
  • A missed report can cost up to ฿2,000, and the tenant can be refused a visa extension.
What does property management cost in Chiang Mai?
There is no fixed rate in Thailand. We agree our share of the rent with you before the first tenant moves in.
  • It covers collecting the rent, arranging repairs and the paperwork.

Selling

3 questions
How long does it take to sell in Chiang Mai?
Often longer than owners expect, and the price decides it.
  • In the first half of 2026, Chiang Mai had 11,353 unsold new homes, and about 1.8 % of them sold each month.
  • A home priced like the others in its building finds a buyer. A home priced on hope can wait for years.
  • Before you set a price, we show you what the other units in your building are asking.

Real Estate Information Center, reported on 26 September 2026.

Can a foreigner buy my condo or house?
A condo, yes. A house or land, not directly.
  • Condo: foreigners may own units as long as foreigners together hold no more than 49 % of the building's floor area. We check your building's quota before we list.
  • House or land: these sell to Thai buyers, or to foreigners through a long lease. We tell you which is realistic for your property.
Do you buy properties, or offer ขายฝาก?
No to both. We find a buyer or a tenant for you.
  • We never buy properties and never make you an offer ourselves.
  • ขายฝาก is a loan secured on your property, which we do not offer. ฝากขาย and ฝากเช่า mean you ask us to find a buyer or a tenant.
  • The property stays yours until you sign at the Land Office or sign the lease.

Working with us

3 questions
What do I sign with you, and can I end it?
A written agreement with our fee and the price you set. You can end it any day.
  • Not exclusive: you can still rent out or sell it yourself, or with other agents.
  • No notice period and no fee for ending it.
Which properties and areas do you take?
Condos, houses, villas, townhouses, apartments, land and commercial property in seven districts.
  • Mueang Chiang Mai, Hang Dong, San Kamphaeng, Saraphi, San Sai, Doi Saket and Mae Rim.
  • For sale from ฿1,800,000, for rent from ฿10,000 a month.
  • No rooms, dormitories or short stays.
Will my photos be used by other agents?
No. Your listing stays yours.
  • We take the photos and the video, or use yours if they are good.
  • Nobody else lists your property without your permission.
