Cost of Living in Chiang Mai: Three Budgets for One Person

What one person spends a month on a simple, a comfortable and a generous life, line by line: our own rents by area, then food, bills, transport and health insurance, each price with its source.
These budgets are for one person aged 40 renting a home in Chiang Mai, priced in October 2026. Every line multiplies a price we found, each with its source and month, by a quantity we chose and state, so you can change the quantities to fit your own life. The rents are our own figures; electricity and water follow PEA's and PWA's tariffs; insurance comes from the insurers' own premium tables.
What a month costs in Chiang Mai
On our three budgets one person spends ฿23,200–27,000, ฿38,100–46,800 or ฿61,600–82,700 a month in Chiang Mai, and moving in takes three months' rent plus an ฿800 internet activation once. Rent, restaurants and insurance make the difference. All three budgets eat out 46–48 times a month; they differ in where, not how often.

- Simple: a condo at Fa Ham's typical start, or among the cheaper quarter of the city's buildings; a local noodle or rice dish 40 times a month; red trucks and eight Grab rides; the condo's own gym; basic health insurance with a ฿400,000 limit and a ฿100,000 deductible, or ฿3.5 million with a ฿1 million deductible.
- Comfortable: a condo at the city's or Nimman's typical start; a rented scooter; a casual Thai restaurant eight times and a mid-range dinner twice a month, a café coffee most days; a gym membership; health insurance with ฿400,000 of cover and no deductible, or ฿3.5 million with a ฿10,000 one.
- Generous: a house in a housing estate, from the city's typical start up to Mae Hia or Mae Rim; restaurants most days; golf twice a month; a cleaner four hours a week; ฿3.5 million of health insurance with a small deductible or none.
Rent is 32–37% of a comfortable month, and food, groceries and restaurants together, 24–27%. Four lines rest on our own calculation or on crowd-sourced figures, Grab, the gym, bar beer and laundry, and together they make up about a tenth of the comfortable month.

Rent by area
Rent is the largest line in every budget, about a third of a comfortable month. A typical condo building in Chiang Mai starts at about ฿14,000 a month, a house estate at about ฿22,000 and a townhouse estate at about ฿20,000. They are asking rents we read in August 2026, and we list homes from ฿10,000 a month.
Each building or estate counts once, with its cheapest asking rent of ฿10,000 or more. The typical start is the middle figure across buildings, and the middle half runs from the cheaper quarter to the dearer quarter. An area shows a figure only when at least three buildings or estates have one. We have no split by bedrooms, so the figures show where renting starts in each area, not the price of a given size. Cheaper rooms exist; we list homes from ฿10,000. Chiang Mai here means the seven districts of the market around the city.

Chang Khlan and San Sai each have only three condo buildings with a rent, too few and too widely spread for a fair figure. In the Old City, Santitham, Suthep and Wat Ket we read fewer than three rents for any type. Our budgets take ฿11,000–12,000 for the simple month, a condo at Fa Ham's typical start or among the cheaper quarter of the city's buildings; ฿14,000–15,000 for the comfortable month, the city's or Nimman's typical start; and ฿22,000–29,000 for the generous month, a house estate's typical start up to Mae Hia or Mae Rim. That assumes one of the cheaper homes in each building. In the Ministry of Commerce's consumer price index for Chiang Mai, the rent group was unchanged on a year earlier in September 2026; it is a price index, not a rent.

Moving in commonly takes two months' rent as a deposit and one month's rent in advance, three months in all. Since 4 September 2025, a landlord who lets three or more homes may not ask for more than three months together, and must return the deposit within 7 days, or 14 days less repair costs (Royal Gazette, 6 June 2025); an owner of one or two homes sets the terms in the lease. With the ฿800 fibre activation, moving in takes ฿33,800–36,800 on the simple budget, ฿42,800–45,800 on the comfortable one and ฿66,800–87,800 on the generous one.
In a condo, the common-area fee is the unit owner's to pay under the Condominium Act, so the pool and gym come with the rent. An owner six months or more behind can have the building's services and common facilities suspended (sections 18 and 18/1), and buildings do bar the tenants of owners in arrears (Thairath, March 2026). Ask whether the owner is up to date before you sign.

Electricity and water add about ฿920–1,450 a month to a condo for one person, and phone and internet ฿715–1,070. Air-conditioning decides the electricity bill: on our figures a March–May month costs about ฿750 more than a cool one.
The figures follow PEA's home tariff for bills from September 2026, with the Ft for September to December 2026, the service charge and 7% VAT, and PWA's home water tariff, where a home's own meter never bills under ฿85.60. The usage levels are our illustrations, not measured Chiang Mai consumption: a condo with air-con at night uses 181 kWh in a cool month and 351 in March–May; one with more air-con 290 and 450; a house 500–600 kWh. They assume your own meters. Tenants of rooms and apartments report paying ฿6–10 a unit where the building bills electricity (Thansettakij, October 2025), and the 2025 leasing rule caps utilities at the provider's rate only for landlords who let three or more homes.
| Home and use | Cool or rainy months | March–May | Year average |
|---|---|---|---|
| Condo, air-con at night, 3–6 m³ of water | ฿730 | ฿1,490 | ฿920 |
| Condo, more air-con, up to 10 m³ | ฿1,260 | ฿2,010 | ฿1,448 |

Fibre prices on the providers' pages exclude 7% VAT and need a 12- or 24-month contract: ฿499 for 300/300 Mbps at AIS, 3BB and True, ฿599–600 for 500/500, and ฿700–859 for 1 Gbps. In buildings wired with fibre, AIS's condo package is ฿269 for 50/20 Mbps. Activation is ฿800, and the ฿4,800 installation fee is waived only after 12 or 24 months of bills, so on a short lease ask whether the condo already has a line. A postpaid phone plan with 20 GB lists at ฿399 at both dtac (plus VAT) and AIS; dtac's terms name 31 December 2025, so check the current offer in the shop.

Food costs ฿5,300–7,200 a month on the simple budget, ฿9,200–12,800 on the comfortable one and ฿13,600–19,800 on the generous one, and restaurants, not groceries, make the difference. A bowl of khao soi costs about ฿70 at a noodle shop; a meal at a casual Thai restaurant ฿101–250 a head.
Food prices in Chiang Mai were 2.8% higher in September 2026 than a year earlier, against 2.4% for all prices, and eggs 15.4%; fast food and delivery fell 2.2% (Ministry of Commerce). No official list prices cooked food, so the dishes below come from restaurants' own listings on Wongnai, partly submitted by users, and are named only as price examples.

Groceries
Thai staples are cheap and imports cost 1.5 to 3 times as much. Jasmine rice is ฿33–49 a kilo in 5 kg bags, eggs ฿4.8–5.5 each and chicken breast ฿89 a kilo, while imported cheddar costs ฿1,045 a kilo against ฿695 for the local brand, and Lavazza coffee ฿2,812 a kilo against ฿880 for Boncafé. The prices come from the Lotus's, Big C and Tops online shops, read on 25 October 2026 without choosing a branch, so they may be each chain's national prices rather than a Chiang Mai shelf; we used regular prices where a promotion showed.

The simple basket holds a 5 kg bag of rice, a tray of 30 eggs, 2 kg of chicken breast, 1 kg of minced pork, 8 litres of milk, 4 loaves, about 4 kg of vegetables, 4 bunches of bananas, a bottle of oil, a jar of instant coffee and 60 litres of bottled water: ฿2,331–2,556 a month. The comfortable basket adds butter, two blocks of cheddar, pasta, apples, Greek yogurt, avocados and ground coffee: ฿4,318–4,897. The generous one buys skinless chicken, sourdough, imported butter, cheese and Italian coffee, and more fruit: ฿6,303–7,781. None of them carries alcohol, which the chains do not sell online.
Going out
Going out costs ฿1,800–2,000 a month on the simple budget, ฿3,300–3,600 on the comfortable one and ฿8,900–11,400 on the generous one, which adds golf. A cinema seat is ฿200, an hour's Thai massage from ฿400, and a draught beer in a bar about ฿80.

Punspace's two branches are by the Old City, at Wiang Kaew and Tha Phae Gate. Coworking stays out of the totals, in the add-ons above.
Getting around
A rented scooter is the cheapest way to get around on your own: about ฿2,000–4,000 a month, a rental marketplace's Thailand-wide estimate, plus ฿510–850 of fuel. Without one, red trucks and Grab cover the town; a Grab car across town costs about ฿76–116 on the national fare rules.
No Chiang Mai rental shop's own monthly price was found. The rental marketplace Byklo lists Chiang Mai scooters by the day, a Honda Click 125 at ฿308 a day for 24–31 October 2026, and estimates ฿2,000–4,000 a month for a 125 cc scooter on a long stay anywhere in Thailand. Buying is the alternative: a new Honda Click 160 lists at ฿69,900 (Thai Honda), about ฿2,900 a month over two years before any resale value. Gasohol 95 cost ฿42.47 a litre on 21 October 2026 (PTT); at an assumed 40–50 km a litre, 600 km a month costs ฿510–637 and 800 km ฿680–849.
A shared red truck (songthaew) ride in town usually costs about ฿30. That is practice, not a gazetted fare: a 2016 proposal for it was never confirmed as approved. Grab's own fare pages could not be read on 25 October 2026, so the fares below are our calculation from the national rules of 2021: a small car charges ฿40–45 for the first 2 km and ฿6–10 a km after, plus a ฿20 booking fee. Traffic time and surge come on top, surge capped at the fare itself and ฿200. The app shows the fare before you book.

Health insurance and care
Health insurance costs little at 40 and rises by a quarter to almost double between 60 and 70, depending on the plan, and the deductible sets the price more than the cover does. At 40, ฿3.5 million of cover costs ฿800 a month with a ฿1 million deductible and ฿4,021 with none. A foreigner who has never worked in Thailand cannot join social security, so private insurance is the only cover.
A deductible is the part of each claim you pay yourself. Chubb applies its ฿1 million deductible per stay or visit, which on our reading leaves every ordinary admission and doctor's visit to you: the cheapest plans that meet the O-A visa's rule of USD 100,000 or ฿3,000,000 of cover are visa paperwork plus catastrophe cover, not everyday health cover. Age also decides who sells to you. Navakij sells its O-A plan only to O-A applicants, who must be 50 or older, and their families; Falcon and Thaivivat take new customers from 50. At 30 or 40, the insurers that publish prices are Chubb, Bangkok Insurance and Dhipaya; AXA, Pacific Cross and Muang Thai Life quote on request.

Every insurer we read excludes pre-existing and chronic conditions unless you declare them and the insurer accepts them in writing; Thailand's standard wording also covers a condition that needed no treatment in the five years before the policy began. Illness waits 30 days and a list that includes tumours, hernias and cataracts 120 days. New customers are accepted up to 75 at Bangkok Insurance and Navakij, up to 79 at AXA and up to 80 at Chubb and Dhipaya. Renewal is guaranteed only to an age the insurer sets, at least 69, and policies bought since 20 March 2025 can add a 30% copayment at renewal after frequent small claims. Social security is no fallback: section 40 is open only to Thai nationals and holders of certain Thai-issued ID cards for non-Thais, and section 39 opens only after 12 months of employment under section 33.
No Chiang Mai private hospital publishes a doctor's consultation fee on its website. Ask the foreign-patient desk for the doctor's fee and the hospital charges before the visit. Check-ups, vaccines and dental cleaning are published, and the budgets include a check-up, a flu shot and one or two cleanings a year:
| Service | Price | Hospital |
|---|---|---|
| Check-up, age 31–40, 20 items | ฿1,790 | Rajavej, 2026 programme |
| Check-up packages, all ages | ฿3,300–21,500 | Chiangmai Ram, 2026 |
| Check-up, 16 items, doctor's fee included | ฿6,900 | Bangkok Hospital Chiang Mai, to 31 December 2026 |
| Flu vaccine, fees included | ฿450 | McCormick, posted 24 June 2026 |
| Dental scaling, whole mouth | ฿900–1,200 | Lanna, list updated June 2022 |
The simple budget takes Chubb's ฿658–800 plans, Rajavej's ฿1,790 check-up and one cleaning; the comfortable one Bangkok Insurance's Plan 1 or Dhipaya's Plan 2, Chiangmai Ram's ฿3,300 check-up and two cleanings; the generous one Dhipaya's Plan 1 up to Bangkok Insurance's Plan 5 without deductible, Bangkok Hospital's ฿6,900 check-up and two cleanings. Each adds the ฿450 flu shot.

The rest of daily life adds about ฿1,400–1,500 a month on the simple budget, ฿3,200–4,300 on the comfortable one and ฿5,600–5,800 on the generous one, which adds a weekly cleaner. A gym membership is the largest of these lines; laundry, toiletries and clothes cost little.
| General | Simple | Comfortable | Generous |
|---|---|---|---|
| Gym | ฿0 (the condo's gym) | ฿750–1,700 | ฿1,700 |
| Laundry at ฿30–40 a kilo | 16 kg, ฿480–640 | 20 kg, ฿600–800 | 20 kg, ฿600–800 |
| Cleaner, 4 hours a week | — | — | ฿823 |
| Toiletries | ฿385 | ฿644 | ฿644 |
| Clothes, over the year | ฿346 | ฿698 | ฿1,397 |
| Visa fees, over the year | ฿158 | ฿475 | ฿475 |
| A month | ฿1,369–1,529 | ฿3,168–4,318 | ฿5,639–5,839 |
- Gym: a condo tenant usually has the building's gym through the owner's common fee. We found no Chiang Mai gym that publishes its price, so the others use Numbeo's crowd-sourced ฿1,262 a month, with a range of ฿750–1,700 (updated 24 October 2026).
- Laundry: ฿30–40 a kilo washed, dried and folded is a travel blog's figure for northern Thailand, undated, which we could not confirm.
- Clothes: Uniqlo Thailand's prices, a T-shirt ฿190–390, jeans or chinos ฿1,290, socks ฿290 for three pairs. The simple year buys six T-shirts, one pair of jeans, six briefs and two packs of socks (฿4,150); the comfortable one about twice that; the generous one twice again.
- Toiletries: Lotus's prices, toothpaste ฿42, shampoo ฿149, shower cream ฿155, 24 rolls of toilet paper ฿135–315, sunscreen ฿55.
- Cleaner: priced at the legal minimum day rate for Mueang Chiang Mai, ฿380 (Ministry of Labour, in force since 1 July 2025), as a floor. No market rate for household cleaners was found.
- Visa fees: a one-year extension costs ฿1,900 and a multiple re-entry permit ฿3,800; the 90-day report is free (Immigration Bureau). The simple budget takes the extension only.
How these budgets compare
Our comfortable month sits close to what Chiang Mai's households of professionals and managers spent in 2023, ฿42,972 a month (National Statistical Office). The average Chiang Mai household spent ฿22,658 a month that year, but that is a Thai household, most owning its home, not a foreigner's budget.
| Figure | A month | What it measures |
|---|---|---|
| Chiang Mai household, 2023 (NSO) | ฿22,658 | Thai households of every size, most owning their home |
| Professional and manager households, 2023 (NSO) | ฿42,972 | Thai households of professionals, technicians and managers |
| Numbeo, one person (24 October 2026) | ฿18,084 | Crowd-sourced, 54 contributors, rent excluded |
| Nomads.com, "expat" (25 October 2026) | US$1,512, about ฿50,800 | Crowd-sourced, method not stated |
Of Chiang Mai's one- and two-person households, 5.9% spent ฿30,001–50,000 a month in 2023 and 3.0% more than ฿50,000, so our comfortable month is above what about nine in ten small households spend. The crowd-sourced figures measure different things, Numbeo without rent and Nomads.com apparently with it, so we neither add them to our figures nor average them. Thailand's retirement visa asks you to show ฿65,000 a month; that is a test of means, not an estimate of what living here costs.

Frequently asked questions
How much money do I need to live in Chiang Mai?
One person spends about ฿23,200–27,000 a month on our simple budget, ฿38,100–46,800 on our comfortable one and ฿61,600–82,700 on our generous one: about US$690–800, 1,130–1,390 and 1,830–2,460 at the Bank of Thailand's rate of 22 October 2026. Each states its quantities: the home, how often you eat out, how you get around and the insurance. Moving in adds three months' rent once.
Can I live on $1,000 a month in Thailand?
In Chiang Mai, one person can, on a simple budget. US$1,000 is about ฿33,600 at the Bank of Thailand's rate of 22 October 2026, above our simple month of ฿23,200–27,000: a condo from ฿11,000–12,000, mostly local food, red trucks and a few Grab rides, and basic insurance at 40. It is below our comfortable month of ฿38,100–46,800. We priced Chiang Mai only.
Can I live on $2,000 a month in Thailand?
In Chiang Mai, one person can, comfortably. US$2,000 is about ฿67,200, which covers our comfortable month of ฿38,100–46,800, with a condo from ฿14,000–15,000, a rented scooter and restaurants several times a week, and reaches the lower end of our generous month. Thailand's retirement visa asks you to show ฿65,000 a month, but that is a test of means, not a cost estimate.
Can I live on $3,000 a month in Thailand?
In Chiang Mai, one person can, generously. US$3,000 is about ฿100,900, above the top of our generous month of ฿61,600–82,700: a house in an estate, restaurants most days, golf twice a month, a weekly cleaner and insurance with no deductible. Insurance is the line that grows with age: at 70 the same plans cost up to about ฿6,000 more a month.
