Pa Daet is a tambon in the southeast corner of Mueang Chiang Mai district, roughly 3 km south of the Old City and the same distance north of Chiang Mai International Airport. It is one of the 16 tambons that Wikipedia lists as making up the central Mueang district, and among the most overlooked from an expat-housing perspective — partly because of the aircraft-noise tradeoff, partly because of thin English-language listing coverage. That thinness is an opportunity for budget-conscious renters willing to do their own building-by-building soundproofing check.
The rental market here is the cheapest in central Chiang Mai. A 1-bedroom condo runs ฿5,000–9,000 per month — typically ฿6,000–8,000 for a well-managed 25–35 sqm unit in a 2010s-era building — with 2-bedrooms at ฿9,000–15,000 and small family homes at ฿10,000–18,000. For roughly the same cash that rents a ฿12,000/month 1BR in Nimman, a Pa Daet tenant can rent a modest 2-bedroom with parking. Commute times are genuinely short: Nimman is a 15-minute scoot, the Old City is 10 minutes via the southern moat road, and CNX airport is a 10-minute drive south on Mahidol — convenient for cyclical nomads who leave the country several times per year.
The honest downside is CNX approach-path noise. Chiang Mai International Airport handles roughly 10 million passengers per year per Wikipedia, with most arrivals routed over Pa Daet on final approach before touching down from the east. Peak flight periods (early morning and late evening) bring regular engine noise that closed windows and reasonable soundproofing soften but do not eliminate. Before signing a lease, residents should spend an afternoon on the building's balcony during peak arrival hours and judge personally.
Walkability is low (3/10) — Pa Daet is a car-and-scooter neighborhood, with the closest full supermarket a 5-minute ride and most dining options clustered along Mahidol Road. Burning-season air quality tracks the central-basin severe tier at ~32 μg/m³ annually per IQAir, with no elevation advantage. Flood risk is low since Pa Daet sits slightly uphill from the Ping and drains toward the airport canal. For a short-term expat who wants cheap rent in a central-but-quiet corner and doesn't mind an engine hum, Pa Daet is the most affordable practical option inside Mueang.
