Doi Saket is the "last frontier" of Chiang Mai expat living. It's rural, mostly agricultural, and significantly less developed than the other districts on this list. What it offers is real land — 1-5 rai (1,600-8,000 sqm) properties with rice field or forest views are realistic here at prices impossible in Hang Dong. Retirees and off-grid expats dominate the small community.
This is not a neighborhood for digital nomads or anyone who wants convenience. Fiber internet is hit-or-miss in the outer valleys. The nearest supermarket can be 10+ minutes away. Grab ride-hailing is unreliable. But if you want to grow your own food, keep chickens, and live in near-silence on a forested hillside, Doi Saket is the only realistic Chiang Mai option at these land prices.
